Palm Desert sits at the geographic and cultural center of the Coachella Valley, roughly 14 miles southeast of Palm Springs and about two hours from both Los Angeles and San Diego in light traffic. The city incorporated in 1973, has a year-round population of roughly 52,000 that swells well past that in winter, and sits at about 220 feet of elevation against the Santa Rosa Mountains.

What separates Palm Desert from the rest of the valley comes down to four things: El Paseo, often called the Rodeo Drive of the Desert; a central location minutes from Eisenhower Health, the Indian Wells Tennis Garden, and Acrisure Arena; three higher-education institutions inside city limits; and a genuinely diverse housing stock, from $300,000s condos to $20M+ estates at Bighorn.

Palm Springs International Airport (PSP) is about 13 miles away, roughly 20 minutes door to door, with nonstop service to most major western hubs and seasonal nonstops to the East Coast and Canada during the winter season.

How to Read These Numbers

The 92260 zip specifically has been running a little different from the citywide figure: recent zip-level readings show a median in the $580K to $610K range with a median price per square foot around $319, and average days on market in the 73 to 96 day range depending on the month measured. Roughly a third of active listings take at least one price reduction before going under contract.

South Palm Desert behaves like its own market, with a median sale price around $848K and about $358 per square foot on thin volume, so single luxury sales swing the median hard. Most single-family homes there settle in the $700Ks to low millions.

For sellers: pricing to the last 90 days of comps is the difference between selling in 45 days and chasing the market down for six months. For buyers: you have negotiating room, inspection leverage, and time to compare.

92260 vs 92211: The Split Most Guides Skip

Palm Desert has two primary zip codes, and they are genuinely different markets. 92260 covers south and central Palm Desert: everything from the Highway 74 corridor and the Bighorn foothills through El Paseo, the older mid-century neighborhoods, and the country clubs south of Country Club Drive. This is where the walkability, the views, and most of the luxury inventory live.

92211 covers north Palm Desert: Desert Willow, Sun City Palm Desert, Palm Desert Country Club, and the newer tract neighborhoods near I-10. Homes here generally run newer and larger for the dollar, at the cost of the south side's mountain proximity and walk-to-El-Paseo lifestyle.

When to Buy, When to Sell: Desert Seasonality

January Through April: Peak Season

Inventory and buyer traffic both peak, snowbird residents are in town, the BNP Paribas Open fills Indian Wells, and out-of-state buyers tour in perfect weather. Sellers see the deepest buyer pool and the strongest prices, especially in golf communities.

Listings sit longer, motivated sellers cut prices, and buyers who can tolerate touring in the heat routinely find the best deals of the year. Vacation rental owners tend to list in early summer, adding turnkey furnished inventory.

Bighorn Golf Club

Two championship courses, The Vault car gallery, roughly 570 homes when complete. Homes from about $1.3M into the tens of millions. Golf initiation posted around $300,000, Club (social) around $200,000, plus HOA generally $1,100–$1,500/mo. Membership is not mandatory with purchase.

Indian Ridge Country Club

Two Arnold Palmer signature courses and a heavily renovated clubhouse. Homes and condos generally run $600Ks to $3M+.

Ironwood Country Club

South Palm Desert's grande dame at the top of Portola, two courses, $400Ks condos to $2M+ custom homes.

The Lakes, Palm Valley & Desert Falls

For Investors

Short-Term Rental Rules in Palm Desert

This is the section that saves investors from expensive mistakes. Palm Desert defines a short-term rental as any stay of 27 consecutive nights or less, and regulates it by zoning:

R-1 and R-2 zones (most standard residential neighborhoods): STRs are prohibited unless the owner lives on site during the stay (an On-Site Owner permit).

PR (Planned Residential) zones, which cover most gated and country club communities: STRs require either an HOA approval letter expressly permitting them or an on-site owner. The city has also used interim moratoriums on new PR-zone permits, so current availability must be confirmed at the time of purchase.

RE, DEO, and HPR zones: Eligible under varying conditions; hillside HPR parcels need HOA approval or an on-site owner.

Taxes: Operators remit 11% transient occupancy tax plus a 1% Greater Palm Springs TBID assessment. Airbnb remits the TOT automatically but not the TBID. Permits renew annually, and fines start at $1,000 per violation.

The practical takeaway: most Palm Desert single-family neighborhoods cannot legally operate whole-home Airbnbs, but select HOA communities can, and those communities carry a measurable price premium. If rental income is part of your purchase math, the zoning and HOA verification has to happen before the offer, not after.

The Numbers

Taxes and the True Cost of Ownership

Property tax: Effective rates generally land around 1.1% to 1.25% of assessed value once voter-approved bonds are included. Under Prop 13, assessed value is set at your purchase price and capped at 2% annual increases. Expect a supplemental tax bill in your first year; it surprises almost every out-of-state buyer.

Prop 19 for buyers 55+: California homeowners over 55 can transfer their existing low property tax base to a new home anywhere in the state, up to three times. For long-time coastal California owners relocating to the desert, this routinely saves five figures a year.

Other ownership costs: HOA dues typically $400 to $700 monthly in amenity communities, insurance generally $200 to $300 monthly, utilities $250 to $400 monthly. Sales tax is 7.75%. The county documentary transfer tax at sale is $1.10 per $1,000 of price; Palm Desert has no additional city transfer tax.

Energy note: newer homes with owned solar and modern HVAC can run hundreds per month cheaper than an unimproved 1980s home. Leased-solar contracts transfer with the property, so solar status is a line item I check on every buyer transaction.

Weather

Climate, Honestly

Palm Desert gets over 300 days of sunshine and fewer than 4 inches of rain a year. From October through May, daytime highs run the low 70s to upper 80s with cool evenings — the outdoor lifestyle that drives this entire market. Winter overnight lows can dip into the 40s, which surprises people who expect uniform heat.

Summer is genuinely hot: June through September highs regularly run 105 to 115, and the city quiets down as seasonal residents leave. Full-time residents adapt with early mornings outdoors, pools, and excellent air conditioning. Monsoon moisture in August occasionally brings brief, intense storms, so lot drainage and roof condition are legitimate inspection items on older homes.

Heat risk here is projected to increase over the coming decades, which is exactly why energy-efficient construction, owned solar, and quality HVAC carry growing resale value in this market.

Education

Schools, From Kindergarten Through University

Public (Desert Sands Unified)

George Washington Charter School, a K-8 charter consistently rated among the valley's best, known for STEM and dual-language immersion, with average class sizes around 20.

Palm Desert High School offers 20+ AP courses, career technical pathways, a roughly 97% graduation rate. Palm Desert Charter Middle feeds it.

Private

Sacred Heart School, a Catholic K-8 with class sizes typically 18–22.

Xavier College Preparatory High School, the valley's premier private high school: average SAT above 1300, 100% college acceptance rate, regular placement into UCLA, USC, and Notre Dame.

Higher Education

College of the Desert serves 15,000+ students with guaranteed-transfer pathways to CSU/UC. CSU San Bernardino Palm Desert and UC Riverside's Palm Desert Center also sit inside city limits. Few cities of 52,000 have three higher-ed institutions in town.

Healthcare

Healthcare Access

Eisenhower Health in neighboring Rancho Mirage, about ten minutes from central Palm Desert, is the valley's flagship: a full emergency department, nationally recognized cardiology, oncology, and orthopedics programs, and a large network of clinics throughout the valley.

Desert Regional Medical Center in Palm Springs operates the valley's only Level 1 trauma center, roughly 20 minutes away. JFK Memorial in Indio covers the east valley. Kaiser Permanente members are served by local clinics with hospital partnerships in the region.

For retirees running healthcare quality as a relocation filter, and most are, the Eisenhower system is one of Palm Desert's strongest selling points versus comparable Sun Belt markets.

PSP airport is about 20 minutes. Palm Desert is famously golf-cart friendly. Practical drive times: El Paseo to Eisenhower Health, 10 minutes; to downtown Palm Springs, 25; to LA's east suburbs, about 90 in light traffic.

The 30-Day Move-In Checklist

  • Two weeks out: schedule SCE, SoCalGas, CVWD, and internet activation for move-in day.
  • Week one: DMV appointment booked (20-day legal window on license and registration).
  • Week one: homeowners insurance active at closing; confirm wildfire coverage terms on hillside properties.
  • Week two: register to vote, establish local banking, and set up Burrtec service if not automatic.
  • Week three: select a primary care physician and transfer records.
  • Week four: HOA orientation if applicable, resident golf card at Desert Willow, and a DRD Fun Pass if you have kids.

Financing

Financing a Palm Desert Purchase

Second homes typically require 20 to 25% down, stronger credit (lenders prefer 720+), conservative debt-to-income ratios, and 2 to 6 months of reserves.

Investment and rental purchases increasingly use DSCR loans, qualified on the property's rental income rather than personal income. Remember the STR zoning section above: the income the lender underwrites has to be legal income.

Jumbo loans apply above the conforming limit, which covers a large share of South Palm Desert and all club-community purchases.

Closing costs typically total 1.5% to 2.5% of purchase price. Cash purchases remain common here, roughly a third or more of desert transactions, so pre-approval before touring is not optional if you want your offer taken seriously against cash.

Frequently Asked Questions

Is Palm Desert expensive compared to coastal California?

No. The citywide median of roughly $605K buys a fraction of a comparable coastal home. The tradeoff is summer heat, and that is the whole tradeoff.

Is it a buyer's or seller's market right now?

Balanced tilting toward buyers: about 78 days on market, homes closing near 97% of list, roughly a third of listings taking a price cut.

Can I buy a home in Palm Desert and rent it on Airbnb?

Only in specific situations. Whole-home short-term rentals are prohibited in standard R-1 and R-2 neighborhoods, and PR-zone properties need documented HOA permission. Verify before you offer, not after.

Do I have to join the country club if I buy in a club community?

Usually no; at most Palm Desert clubs, including Bighorn, membership is optional. The total monthly carry is the number that actually matters. Get it in writing before you write the offer.

How bad is summer, really?
