Auction Strategy
It Is Not Whether Your Home Sells. It Is When, and for How Much.
In the $1M to $20M+ market, time is the silent negotiator. Every additional month a property sits, buyers grow more skeptical and offers drift further from the original ask. Price reductions follow, and each one signals weakness to the very buyers you need bidding with confidence.
Auctions solve this by concentrating qualified demand into a finite window. Instead of waiting for one buyer to surface, a compressed global campaign brings multiple vetted buyers to the table on a fixed date, competing against each other rather than negotiating against you.
Through my Diamond Preferred partnership with Concierge Auctions and Instant Gavel, via the world’s largest luxury real estate auction marketplace, this process is available directly to qualifying Coachella Valley estates, with Ryan and his team managing the local side from your front door to closing.

Why Luxury Sellers Choose Auction
A Better Path for the Right Property
Concierge Auctions is highly selective, accepting only a small fraction of the properties submitted, which is exactly why the process works: full marketing firepower concentrated on the right homes.
The Buyer Pays the Premium
Under the Concierge Auctions model, the winning bidder pays the buyer’s premium that funds the program. The global campaign behind your home is not billed to you as upfront marketing fees.
Competition Finds True Value
Urgency and competition between registered bidders surface what the market will genuinely pay, protected by a price floor you see and approve before bidding ever opens.
A Defined 60-Day Timeline
Launch, campaign, auction, and a contingency-free closing in roughly 60 days. You plan your next move around a date on the calendar, not around hope.
The Process
How a Luxury Auction Works
A Global and Local Marketing Campaign
The campaign begins with the asset itself. Photography and video are reviewed and reshot where needed, and a 3D virtual tour lets remote buyers walk the property from anywhere in the world.
Your home is promoted across national press channels, targeted digital advertising, social media, the MLS, print collateral, and the Concierge Auctions global marketplace.
Sourcing the Right Bidders
Marketing creates awareness. Bidder sourcing creates competition. Concierge Auctions draws on a global network of roughly 850,000 contacts, including ultra high net worth buyers, past bidders, and top agents worldwide.
Locally, that global reach is paired with boots on the ground through open houses, private preview events, and broker outreach.
The Auction: Online or at Live Global Events
Each auction is marketed with a published starting bid range based on market analysis. Before bidding opens, the strongest pre-auction starting bid establishes a price floor, so your property never sells below a level you have already seen and accepted.
Registered bidders then compete online, by phone with a dedicated representative, or in person. When the hammer falls, the winning bidder deposits into escrow and the sale moves to a contingency-free closing.
The Platform Behind the Process
Billions Closed. Six Continents. One Standard.
Concierge Auctions has closed billions of dollars in luxury sales across 35 countries and 46 U.S. states, and operates with the backing of a publicly traded parent and the world’s oldest auction house.
Every Concierge auction runs alongside a listing agent. That structure is the entire point: global campaign machinery paired with an agent who knows the property, the community, and the local market cold.
Property Fit
Is Your Property a Candidate?
Auction is not a distressed sale strategy. Concierge Auctions is highly selective, and the strongest candidates in our market share a few traits:
• Estate-caliber homes in Palm Desert, Indian Wells, Rancho Mirage, La Quinta, and surrounding communities, generally $1M to $20M+
• Unique or one-of-a-kind properties that traditional comps undervalue
• Sellers who value certainty of timeline
• Homes that have lingered on the market and need a reset with fresh urgency behind them

Local Expertise
Global Platform. Local Command.
The auction platform supplies worldwide reach. What it cannot supply is 23 years of knowing exactly how the Coachella Valley luxury market behaves: which communities command a premium, how seasonal buyer flow affects timing, and how to position a desert estate so out-of-market buyers understand its value instantly.
As a Certified Diamond Preferred Agent with Concierge Auctions and a Certified Luxury Home Marketing Specialist with Coldwell Banker Realty, I manage both sides: the global campaign machinery and the local execution at your front door. One point of contact, start to finish.
Seller Questions, Answered
Are luxury auctions only for distressed properties?
No. This is the most common misconception. Modern luxury auctions are a marketing strategy for exceptional homes, not a liquidation channel. Concierge Auctions accepts only a small percentage of properties submitted, and the sellers who use it are typically choosing speed and certainty, not surrendering value.
Will my home sell for less than it would on the open market?
The auction is designed to find the true market price quickly rather than discover it slowly through months of price reductions. A price floor is established before bidding opens based on the strongest pre-auction bid, so you see the minimum outcome before you commit to opening the auction.
How long does the whole process take?
Roughly 60 days from campaign launch to closing in most cases. The exposure and marketing period runs several weeks, bidding stays open for a defined window, and closing typically follows about 30 days after the auction ends.
What does the marketing cost me upfront?
Campaign services, including photography review, digital advertising, public relations, and global marketplace exposure, are bundled into the auction program and structured primarily through a buyer’s premium paid by the winning bidder. Exact fee structure should be reviewed in writing during your evaluation.
What if a buyer makes a traditional offer during the auction campaign?
Strong campaigns frequently surface buyers who would rather not wait for auction day. Pre-auction offers can be presented and considered, and we evaluate any such offer together against what the bidding field suggests the auction will deliver.
Do I still need a listing agent if the property goes to auction?
Yes, and it matters more than ever. The auction platform runs the global campaign, but your listing agent prices the opportunity, prepares the property, hosts showings and preview events, manages the local broker community, and protects your interests through closing.
