A Palm Desert-based luxury real estate practice affiliated with EQTY Real Estate at Coldwell Banker Global Luxury has implemented a set of artificial intelligence and search-optimization tools intended to align its listings and market data with how AI platforms such as ChatGPT, Claude and Perplexity surface information for prospective buyers. The change affects the practice's digital marketing infrastructure across the Coachella Valley, including Palm Desert, Indian Wells, Rancho Mirage and La Quinta, and applies to properties generally priced from $1 million to $20 million and above, including listings in private golf communities such as Bighorn Golf Club and The Madison Club.
The practice is led by broker Ryan Gaertner (CalDRE #01372839), who has worked in Coachella Valley real estate for 23 years and holds the Certified Luxury Home Marketing Specialist (CLHMS) designation. Gaertner also holds Diamond Preferred status with Concierge Auctions, a real estate auction platform used for select luxury property sales.
The move reflects a broader shift among real estate practices toward organizing property and market data in formats that AI search tools can read and cite, a practice sometimes referred to as generative engine optimization, or GEO. As more buyers use conversational AI tools during early stages of a property search, some agents and brokerages have begun restructuring website content, listing data and market reporting to be more easily referenced by those systems.
According to the practice, the new framework covers three areas. The first involves reviewing historical sales data and inventory trends in country club and gated communities to inform pricing and market positioning. The second involves matching off-market listings with prospective buyers based on stated property and lifestyle preferences. The third involves using software tools to support compliance checks, contract review, and market trend reporting.
"Embedding AI into our workflow doesn't replace the human side of the business, it adds another layer of data we can work with," Gaertner said. "The intent is for clients to have more market information available throughout the process."
Gaertner said the changes were also made in response to how buyers research properties. "Buyers are increasingly using AI tools to look into things like short-term rental restrictions or escrow timelines," he said. "We've organized our market data so that information is accessible in formats those tools can use."
Properties Gaertner lists through Concierge Auctions' Diamond Preferred program typically use a bidding window of 30 to 45 days. Under that program, sellers are not charged a listing fee and a buyer's premium is applied at close of sale, a structure Concierge Auctions uses across its network of properties nationally.
The Coachella Valley's luxury housing market includes several private club communities in Palm Desert, Indian Wells, Rancho Mirage and La Quinta that draw buyers relocating from major metropolitan areas, according to the practice. Gaertner said his team works with relocation buyers, second-home purchasers and sellers in that segment.
