The Concierge Auctions process is not that. It is a structured, competitive sale mechanism built specifically for the $2M to $30M+ segment, and it operates nothing like a courthouse steps auction. Here's how it actually works.


 What Concierge Auctions Is

Concierge Auctions is the largest luxury real estate auction platform in the world. They work exclusively on high-end properties and have sold estates across six continents. The buyer pool they bring to each auction is not a collection of bargain hunters. It's a database of pre-qualified, high-net-worth individuals who are actively looking to purchase properties at this level.

The Timeline

This is one of the biggest differences between an auction and a traditional listing. The process moves fast and on a defined schedule.

Typically:

Weeks 1 to 2:** Property evaluation, due diligence, agreement signed. Concierge Auctions conducts their own market analysis and determines whether the property is a fit for their platform.

Weeks 3 to 6:** Marketing period. This is where their team runs a concentrated global campaign targeting qualified buyers through digital, direct outreach, social, and their proprietary database. Showings happen during this window.

Week 6 to 8:** Bidding opens. Depending on the auction structure, bidding can happen online over several days or culminate in a live event.

Closing:** Typically 30 days after the auction closes.

From start to close, most transactions complete in 60 to 90 days. For a seller who has been carrying a property for six months on the traditional market, that timeline alone is often the most compelling part.


How the Auction Is Structured

There are different auction formats, and this is something sellers need to understand clearly before they commit.

**Reserve auction:** The seller sets a minimum price. If bidding doesn't reach that number, the seller is not obligated to sell. This is the most common structure for Coachella Valley luxury properties and gives sellers meaningful protection.

**No-reserve auction:** The property sells to the highest bidder regardless of price. This structure typically generates significantly more buyer interest and competitive bidding, but it requires a seller who is genuinely committed to a sale at market value.

What Sellers Actually Net

The fee structure is different from a traditional listing commission but generally comparable in total cost when everything is accounted for.

Concierge Auctions charges a buyer's premium on top of the winning bid, which is typically 10% to 12%. This means the buyer pays it, not the seller. The seller pays the listing commission and Concierge Auctions' marketing fee, which varies by property.

The more important number is what sellers net versus what they would have netted through a traditional listing that sat for months, required price reductions, and ultimately sold at a concession. When you factor in carrying costs, property taxes, HOA fees, insurance, and the negotiating leverage that evaporates on a stale listing, the auction path often delivers a comparable or better net even if the final bid is slightly below what the seller originally hoped to achieve.

The Concierge Auctions process works best for sellers who meet at least one of these criteria:

**Sellers who need certainty over time.** If you are dealing with an estate, a partnership dissolution, a relocation, or any situation where a defined sale date matters more than squeezing every last dollar out of the market, this process is designed for you.

**Sellers whose property has been sitting.** If a traditional listing has stalled and the days on market count is working against you, the auction creates a reset.  What It's Not Right For

The auction process is not the right move for a seller who is deeply anchored to a specific number and unwilling to accept market value if the bidding lands below it.
