The price points are higher, the inventory is thinner, and the sellers, many of whom own multiple properties, expect a buyer who is prepared, pre-vetted, and represented by an agent who knows how these deals actually close. This guide walks through the exact steps to buy a luxury home in the Coachella Valley in 2026, from financing to closing, so you know what to expect before you write an offer. As a Palm Desert agent who works exclusively in the $2 million to $10 million range, I put this together from the questions buyers ask me every week.

The Step-by-Step Process for Buying a Luxury Home in the Coachella Valley

Luxury purchases move differently than conventional ones, largely because of financing complexity and the smaller pool of comparable sales. Here is the realistic sequence.

Before you tour a single home above $2 million, your agent and the listing agent will both expect proof of funds (for cash) or a full pre-approval letter (for financing), not a pre-qualification. Nationally, cash buyers made up roughly a quarter to a third of all purchases in 2025 and 2026, and in the luxury segment that share runs even higher because many buyers here are relocating from home sales elsewhere or are simply not dependent on financing.
